Letter from Leinkauf Board and

Details of the Proposed Rezoning and Project

 

Dear Leinkauf Residents and LHDNO Members,

 

The Board of Directors of the Leinkauf Historic District Neighborhood Organization (LHDNO) was recently contacted by the Merrill P. Thomas Co, a local commercial Realtor, with a proposal to build a new restaurant, most probably a Dunkin Donuts, on the vacant lot at 1459 & 1465 Government Street. This is the lot at the intersection of Government Street and Dexter Street.

 

The proposal has been presented to the City of Mobile Planning Commission for consideration at their Thursday, July 6th Meeting.  Please see the attachments which include:

Staff Report for Item #9 (the Staff Report is a report prepared by the Commission Staff with recommendations on a proposal.

The report is given to the Commissioners but is not binding.)

Site Plan for the project given to the Board by the Developer, Merrill P. Thomas Co.

Elevation plan, what the building may look like, given to the Board by the Developer.

 

Here is the summary of the proposal under consideration:

 

The proposal would subdivide 1459 Government Street ( a R-3 zoned lot that stretches from Government to Church Street that is in the

middle of the block) into two lots, one fronting Government and one fronting Church Street.

The Government Street portion of the subdivided lot would be joined with the existing B-2 zoned corner lot, 1465  Government Street,

and rezoned as a B-2 lot. This new combined B-2 corner lot would the site for the new restaurant.

The Church Street frontage lot would remain an R-3 zoned for residential.

 

Please note that the proposal and site plans may change as a result of either the City’s ordinances or recommendations for approval. It may well be the case that the developer will change the proposal as a result of neighborhood feedback.

 

Please read the Staff Report and its recommendations. The Board has not taken an official position on the project but feels it is very important that all Leinkauf Residents are informed so they may decide for the themselves whether to support the project or not.
